Tip #1: Prioritize your house search
Take some time to hammer out priorities of your needs I wants. What community & why. Size of home. Two storey, Bungalow, Condo, townhouse…….. The list goes on. This is a helpful way to give you clarity. Use our website. It’s easy. Just click on a quadrant ( NW, NE, SW, SE) and the community and Voila! All the Listings in that area are at your fingertips.
Tip #2: Get pre-approved
It’s important to launch your house hunt having already obtained pre-approval for a mortgage. This marks you as a serious buyer, and lets you jump on a property of interest without losing time applying after the fact. Mortgage pre-approval also helps narrow your search as you have your price range established.
Contact a Mortgage Broker (see our professionals list) or your Bank.
Use our handy Mortgage Calculator to get an idea of how much of a mortgage (and home) you can afford. This is NOT a pre approval mind you but it will help your curiosity!
Tip #3: Search Areas of interest
Through our website you can search quadrants of the City and their prospective communities or areas around Calgary to get an idea of where you would like to land. Even drive into these areas and get a feel for what they have to offer.
Tip #4: Consider moving out of town
Many first-time home buyers are trading The Big City for smaller Towns & Cities. These emerging markets offer great deals, particularly on detached houses. For born-and-raised urbanites these emerging cities can mean less culture shock versus heading to the ’burbs. Often these locations offer a thriving cultural and retail scene, and easy access to the larger urban hub (which can be handy if you still work there).
